If you are one of those who love to spend their time angling, shopping, golfing or boating you might consider Lake of the Ozarks as prime destination. As one of the oldest lakes in the Missouri, the lake has many other adventures and activities for the tourist and property owners, such as premier golf courses, caves that are waiting to be explored, factory outlet malls and 1150 miles of shoreline with 92 miles of main channel for you to explore and enjoy. Its no wonder that Missouri's Lake of the Ozarks is one of the most visited vacation spots in the state of Missouri. On July 3, 2009 CNN reported a article about "America's
healthiest beach and lake getaways" the city of Osage Beach is #4 .
Many professional anglers consider Lake of the Ozarks one of their favorite places when fishing tournaments. Fishing is approached differently at different times of the year. Normally, when fishing for bass, they use a variety of crank baits and they fish in the deeper areas of the lake. During the spring, several types of fish spawn. So, basically the best spot for fishing is in the back coves in the shallow water with a sandy bottom. In the summer, the anglers use the plastic worms for bait. However, in winter, fishing requires adjustments due to the colder water temperature. Eagle days is very spectacular if one likes watching Bald Eagles in late December and January. The eagles can be seen all around the lake area, but best viewing is below Bagnell Dam, when they are
fishing.
Different equipment is required depending on the type of fish one is trying to catch. One species of fish that is quite unique to the lake is the paddlefish, or "spoonbill." Actually they are believed to be a ancestor of the dinosaurs. The anglers catch them with lead sinkers and huge hooks, a practice known as "snagging". The best place to catch them is below the dam when they open the flood gates. However, you can only catch paddlefish is between March 15 and April 30. Now, if you are looking for crappie, you may use techniques like trot lines, casting, trolling and drifting. Deep fried Crappie are one of the best tasting fish, that is caught in abundance all around Lake of the Ozarks. Commercial fishing at the lake is not legal so you will never see them on a menu in a restaurant in this area.
There are plenty of different types of fish in the lake; so make sure that you have a large range of equipment. There is no particular season of fishing here. Anytime of the year is good, but spring and fall is when it's at its best. The fish you can catch in the Lake of the Ozarks include: largemouth bass, catfish, white bass, spotted bass, hybrid striped bass, white and black crappie, walleye, paddlefish, bluegill and so on. I have personally seen catfish taken about 1 mile from our commercial real estate (FSBO), that weighed in at over 110 pounds. Fishing is not the only activity that the Lake of the Ozarks has to offer. The
lake area offers world class golf courses, exotic dining and cruises, shop to you drop at our "Factory Outlet Malls", State Parks with a abundance of
nature including caves and wild life, plus tourist attractions that even locals go to, such as country music shows and arcades.
If you are not very enthusiastic about fishing and into nature, the priceless view of the lake and the dazzling beauty of the Lake of the Ozarks State Park will really take your breath away. The retail center of our market is located in the heart of Osage Beach. From our property, there is a view of the lake and Lake of the Ozarks State Park, both from lake level and from our property above. By road we are about 2.5 miles from a 110 store factory outlet mall. Many customers in the past have said "the view of the sunsets can make you feel like your are in the heaven", another reason many locals call this "God's Country".
This is the main reason why our commercial real estate parcel with shoreline seems to be so appealing to developers and investors. It is one of the larger pieces of primarily undeveloped commercial real estate with deep shoreline that supports commercial boat docks left in the city of Osage Beach. Our commercial real estate at the lake is a developers dream, with 12.5 acres and 960 feet of shoreline. Lake of the Ozarks central Missouri is a region of the USA that is quickly developing.
